Q. What IS the rest of the paperwork? A. On a standard purchase of a home you will have the following documents:

- READE FORM (REAL ESTATE AGENCY DISCLOSURE AND ELECTION)
- MOLD DISCLOSURE (Not required but good to have)

- BUYERS INSPECTION / SELLERS RESPONSE BNSR (pronounced BIN ZER)

- HUD CLOSING PACKET (This will come after closing to the office with your check)

Q. What are Zipforms? A. Zipforms are included in the price of your REALTOR association Fees. There is an online version and a desktop version. To use zipforms you can go to www.aaronline.com and download the software. If you have questions, they have a local phone number to assist you.
Q. Can I use Zipforms to write my offer? A. Yes! Zipforms can be very useful. Some of these forms are in-house forms required by our broker and you may not find them on Zipforms. If you are having a difficult time finding a form, please go to the broker download page to see if what you are looking for may be one of our in-house forms.
Q. What happens at "closing"...do I have to attend? A. Although you do not have to attend every closing, it builds a good rapport with your clients, lender and title company when you do. You will want to find a good lender that will be there with you to review and answer questions regarding lending fees. You will want to know what the title company charges for fees too. Any good title agent and lender will walk you though the fees and explain what they are and how they are calculated. They even have fee sheets so you can calculate Alta and Lenders Policy prices before your client writes an offer to purchase.
Q. How do I find and recommend a good lender? A. Finding a good lender may not be as easy as you think. There are some very nice people out there that are not good at their job. Don't fall for doing business with someone that is "nice" only. It is important that they have the same work ethic you do and return phone calls in a timely manner and most importantly, perform according to the contract. You also want to make sure they are not going to overcharge your clients. The best thing to do is start with our Core Service Providers the office has established relationships with and ask other seasoned agents in the office for referrals.
Q. How do I find and recommend a good title company? A. Finding a good title company / escrow officer can sometimes be a challenge too! Again, we recommend you stay within the Core Service Providers to get started.
Q. Will someone help me with my first transaction? A. Of course! We are all here to help you. Take the initiative and ask. You can go to any ALC Member or any seasoned agent in our Market Center. You have to be responsible to ask as we don't know what you don't know! You can also go to your Mentor that was assigned to you during your orientation.
Q. What happens to me if I do something wrong...will I loose my license? A. If you don't know the answer to something make sure you call and ask our Designated Broker. Many of your questions will have answers on the BROKER ADVISORY SITE. There are so many agents in our office that are willing to help you. Typically in real estate you will make a lot of mistakes and it is very forgiving. If you intentionally know you are doing something wrong and continue to do it wrong, you could be putting your license at risk.
